An annual boiler service costs less than a single emergency call-out and catches the small problems before they leave you with no heating in January. We service all major boiler brands across Essex, Kent and London, and book around your day so it's done in one visit. The best time to book a service is September or October, before the winter rush.
Every winter we get the same phone calls. No heating on the coldest morning of the year, hot water gone, a family with kids trying to get through the day. Most of the time, the problem we end up fixing was already brewing months earlier. A worn pump seal, a sticking valve, a flue blockage, all things a proper service would have picked up and sorted long before they left someone shivering in January.
Why Timing Matters
Boilers do most of their work between October and March. A unit that's been sitting more or less idle through the summer suddenly gets asked to run flat out, often overnight, often for weeks at a time. Anything tired or marginal gets exposed.
Booking your service in September or early October means we catch those small problems while there's still time to order parts and fix things calmly. Wait until December and you're competing with everyone else who's just realised their boiler isn't right. Engineers get booked up, parts run thin, and what would've been a planned visit turns into an emergency call-out at twice the cost.
It's also worth knowing that most manufacturer warranties require an annual service to stay valid. Skip a year and you can void the warranty entirely, leaving you on the hook for any future repair the manufacturer would have covered.
What We Actually Check
A boiler service isn't a five-minute look-over. A proper one takes around an hour and covers the full safety and performance picture of the unit.
- Combustion analysis: We test the gas and air mix to make sure the boiler is burning cleanly. Bad combustion wastes gas and produces carbon monoxide.
- Flue check: We inspect the flue for leaks, blockages or corrosion. A blocked flue is one of the most dangerous faults a boiler can develop.
- Pressure and seals: We test the system pressure, check the expansion vessel, and look at the seals around the heat exchanger.
- Burner and heat exchanger: Cleaning the burner and inspecting the heat exchanger keeps efficiency up and catches early signs of cracking.
- Controls and safety devices: We test the thermostat, the safety cut-outs, and any pressure-relief valves.
- Gas Safety Certificate: Once everything passes, we issue the certificate you need for your records, your insurer, and (if you're a landlord) your tenants.
We'll also flush the visible filter on a magnetic filter if you've got one, and tell you straight if anything's borderline so you can plan for it rather than be caught out.

Call to Book a ServiceService vs Emergency: The Real Cost
The maths here is straightforward. An annual boiler service is a small, predictable cost. An emergency winter breakdown is none of those things.
- Annual service: Booked in, done in around an hour, fixed price agreed up front. You get a certificate, peace of mind, and a working boiler.
- Emergency call-out: Out-of-hours rates, parts ordered at short notice, and you're often without heating or hot water for a day or two while it's sorted. A typical winter breakdown costs several times what a planned service does, before you factor in the kettle baths and the portable heaters.
- Long-term: An unserviced boiler runs less efficiently, which shows up on your gas bill every month. A serviced boiler typically runs 5-10% more efficiently. Over a winter, that pays for the service on its own.
The other quiet cost is the boiler itself. A boiler that's never serviced rarely makes it to its full 10-15 year lifespan. Yearly servicing protects what's often a £2,000+ piece of kit in your kitchen, plus the manufacturer's warranty on top.
Warning Signs You Can't Ignore
Some things shouldn't wait for an annual service. If you spot any of these, get an engineer out the same week:
- Yellow pilot light: Should be blue. Yellow means incomplete combustion and possible carbon monoxide.
- Banging, whistling, or kettling noises: Usually means scale build-up inside the heat exchanger. Catch it early and it's a flush; ignore it and it's a new boiler.
- Frequent pressure loss: If you're topping the system up every few weeks, there's a leak somewhere. They don't fix themselves.
- Smell of gas: Turn the gas off at the meter, ventilate the room, and call the National Gas Emergency line on 0800 111 999. Then call us.
- Visible water around the boiler: Stop using it. Internal leaks can kill the heat exchanger fast and turn a small repair into a full replacement.
- Radiators not heating evenly: Cold spots, cold tops or cold bottoms point at sludge, air, or a circulation issue. All fixable, all worse left alone.
How to Book a Service
We're based in Wickford and cover Chelmsford, Basildon, Southend, Billericay, Brentwood, Grays, Braintree, Witham and the wider Essex, Kent and London area. Booking takes a minute, by phone or through the quote form on our contact page.
Tell us the make and model of your boiler if you've got it handy (it's on a sticker on the front or the side of the unit), and we'll give you a fixed price for the service and book a time that works around your day. Most services are done in an hour, and we leave the place as clean as we found it.
Frequently Asked Questions
Once a year. Most manufacturer warranties require it, and skipping a year can void the warranty. Booking in September or October is ideal so any issues are caught before winter.

Yes. Once everything passes, we issue a Gas Safety Certificate (CP12 for landlords). Keep it with your boiler paperwork; you'll need it for insurance, future warranty claims, and (for landlords) your annual compliance record.
Call us. We run 24/7 cover for genuine emergencies, no heating, no hot water, a leak, a smell of gas. Same number, same engineers: 0800 002 5129.
